A plan for three thousand flats would reshape Népsziget

The development planned for Népsziget is one of four projects in Újpest for which the district government does not support maintaining priority status. According to an October 6 article in Építészfórum, the Újpest Urban Development Committee made this decision after the relevant ministry sought the district’s opinion.

Mayor Norbert Trippon rejected the investment planned for Népsziget most firmly. According to him, around 3,000 flats would be built on the site, and the priority status would allow building heights of up to 56 meters.

## No road access and no public transport

The mayor raised three objections to the plan. The development would be built on a section of the floodplain, the road network could not cope with such a load in his view, and the area has no public transport connection.

This is why Trippon called it “the most unacceptable” of the four investments under review. This is the mayor's position; the material published by Építészfórum includes the views of neither the developer nor the government.

## Decisions on four sites in Újpest

The committee's decision does not only concern Népsziget. For the development at Aradi utca 16–20, priority status allows a building height of 33 meters instead of the 11 meters set by district regulations. According to the mayor, it also allows denser development and does not limit the number of flats.

A 300-flat development is planned on the east side of Íves út. The fourth site is the area around Árpád út and Rózsa utca, where the local government also supports ending the priority status.

The ministry’s inquiry concerned those investment projects that had previously been given priority status under the Otthon Start Program. Újpest is now submitting its position to the government, which has not yet made a decision.

This matter does not concern plots of land in Erzsébetváros: all four developments in question are located in Újpest. The source makes no mention of changes in District VII or any direct impact on Erzsébetváros.
